What We Learned Expanding Into Chicago This Year
Opening a new location is a little like starting a new chapter. You bring experience, a plan, and an idea of what to expect. Then the work starts, and you learn a few things along the way.
That's been our experience since Blast It Clean opened its Chicago location in Bridgeview, Illinois, in November 2025. We came into the area ready to put our sandblasting, industrial cleaning, painting, and coating services to work. Since then, we've taken on a variety of projects, met new customers, and learned more about the needs of the Chicago market.
What have we learned so far? A few things stand out. Every surface has its own needs, Chicago's weather plays a bigger role than you might think, and having surface preparation and painting services under one roof makes a difference.
WHAT MAKES THE CHICAGO INDUSTRIAL SERVICES MARKET DIFFERENT?
Chicago has a little bit of everything. Manufacturing facilities, commercial buildings, public infrastructure, residential properties, and transportation facilities all bring different maintenance needs. For a company like Blast It Clean, that means no two jobs are quite the same.
But there's another factor worth talking about. The weather.
If you live or work in the Chicago area, you know the seasons don't exactly go easy on buildings and equipment. Snow, rain, freezing temperatures, summer humidity, and constant temperature changes all take their toll on outdoor surfaces. Lake Michigan adds another consideration, as moisture from the lake influences the local climate and contributes to conditions where corrosion becomes a concern.
So, what does all of this mean for industrial blasting in the Chicago market?
For starters, outdoor metal surfaces need attention. Moisture and oxygen contribute to rust, while damaged or deteriorating coatings leave metal more exposed to the elements. Bridges, staircases, structural steel, and industrial equipment all benefit from regular inspections and maintenance.
Weather also affects the work itself. Painting and coating products often have temperature and humidity requirements, so a sunny day doesn't automatically mean it's a good day to paint. Surface conditions matter, too. Applying a coating to a damp or improperly prepared surface creates problems before the job is even finished.
These are all things worth considering when planning industrial cleaning and surface preparation projects in the Chicago area. The goal isn't to overcomplicate the process. It's to understand what the surface needs, what conditions it's exposed to, and how to approach the job accordingly.
WHAT HAVE OUR FIRST CHICAGO PROJECTS TAUGHT US?
One thing we've enjoyed about expanding into Chicago is the variety of projects we've taken on. We've worked with different materials, different types of properties, and different customer goals.
What does that look like in practice? Here are four projects that stood out during our first year in the area.
CONCRETE SURFACE PREPARATION IS ALL ABOUT THE STARTING POINT
Concrete might seem straightforward, but the condition of the surface matters quite a bit when it's time for preparation.
We completed an indoor concrete surface preparation job in Michigan City, IN, which reinforced an important part of our work. Before choosing an approach, we need to understand the surface and what the customer wants to accomplish.
Why does that matter? Because the preparation needed for one application might not be right for another. The surface condition and the requirements of the next stage help determine the appropriate process.
Taking the time to assess those needs gives the project a better starting point.
WHY PAINT OVER RUST WHEN YOU CAN ADDRESS THE OLD COATING FIRST?
One of our projects in Schaumburg, IL involved a metal catwalk with an old, rusted coating. Instead of applying a fresh coat over the existing finish, we sandblasted off the old coating and painted the staircase with a new one.
It's a good example of why preparation deserves just as much attention as the final coat.
What happens if you skip that step? Painting over a deteriorating coating doesn't address the condition of the material underneath. Removing the old coating helps create a suitable surface for the new finish.
In Chicago, this is especially worth keeping in mind for exterior metal. Moisture, rain, snow, and seasonal temperature changes all contribute to the wear outdoor surfaces experience. A suitable coating and proper surface preparation are important parts of maintaining those surfaces.
Of course, every staircase and coating system is different, but the general idea stays the same. The new finish needs a suitable surface to start with.
GIVING A BURBANK FIRE STATION’S EXTERIOR A REFRESH
We also refurbished the exterior of a fire station in Burbank, Illinois.
Why highlight a project like this? Public buildings need upkeep, too, and their exterior surfaces deal with the same Chicago-area weather as everything else. Over time, exposure to the elements takes a toll on painted surfaces and other exterior materials.
Working on a fire station also brings a practical consideration into the picture. The building needs to keep serving its community, so project planning needs to account for how the property is used.
It was a great opportunity to put our services to work on a local building and contribute to the upkeep of a facility that serves the surrounding community.
INDUSTRIAL SURFACE PREPARATION ISN’T THE WHOLE STORY
Our fourth example takes us indoors, to a residential home in Spring Grove, IL, where we used walnut shell media to restore a wooden interior.
Wait, wood interiors? Isn't Blast It Clean an industrial cleaning company?
Industrial work is a big part of what we do, but surface preparation has applications well beyond factories and equipment. Wood restoration calls for an approach suited to the material, its condition, and the look the homeowner wants to achieve.
Wood can be more delicate than the metal and concrete surfaces we often work with, so the process needs to account for the material itself. The goal is to improve the surface while respecting the character of the wood.
This project was a good reminder that the right approach starts with understanding the job, not making assumptions based on the type of building.
And those four projects? They're only a snapshot of our first year in Chicago. We've completed other work since opening in Bridgeview, and each project brings its own set of needs and lessons.
HOW DOES CHICAGO WEATHER AFFECT SURFACE PREPARATION AND PAINTING?
We touched on weather earlier, but it's worth giving this topic a little more attention. Chicago's climate affects both the surfaces we work on and the timing of certain projects.
Let's start with moisture. Lake Michigan influences conditions around the region, and rain, snow, and humidity add to the moisture outdoor surfaces experience. When moisture and oxygen interact with exposed metal, corrosion becomes a concern. A worn or damaged coating leaves the surface more vulnerable.
Then there's winter. Freezing temperatures and changing weather conditions add another challenge for outdoor maintenance. Some coating products require particular temperature ranges and surface conditions during application and curing. When those conditions aren't met, the finished coating might not perform as intended.
Does this mean outdoor blasting and painting have to stop whenever the forecast looks questionable? Not necessarily. It means the project needs to be evaluated based on the conditions at the jobsite and the requirements of the materials being used. Scheduling flexibility helps when the weather doesn't cooperate.
For facility managers and property owners, regular inspections are worth the effort. Catching rust, peeling paint, or coating damage early gives you a chance to address the issue before it becomes a larger maintenance concern.
As we continue growing in Chicago, understanding these local conditions will remain an important part of planning and completing our work.
WHY IS HAVING BLASTING AND PAINTING SERVICES UNDER ONE ROOF HELPFUL?
We often call Blast It Clean a one-stop shop, and there's a good reason for it. We offer surface preparation services alongside painting and coating services, which helps connect the different stages of a project.
Think about our catwalk job. The old coating needed to come off before we applied a new finish. Those weren't two unrelated tasks. They were two parts of the same project, working toward the same goal.
So, why does having one company handle both stages matter?
For customers, it means they have one place to discuss the preparation work and the finish that follows. It also gives the team working on the project a broader view of how each stage fits together.
Coordinating separate contractors for coating removal and painting sometimes adds another layer of scheduling and communication. Having both services available through Blast It Clean gives customers another option when planning their work.
Of course, not every project needs every service we offer. Some customers need surface preparation alone, while others need a combination of preparation, cleaning, and finishing work. The important part is understanding the scope of the job and identifying the services it calls for.
As our sandblasting services in Chicago continue to grow, this combination of services remains an important part of how we approach customer needs.
WHAT HAVE WE LEARNED ABOUT SERVING CUSTOMERS IN CHICAGO?
Opening a local location is about more than having an address in a new market. It's about learning how customers operate, understanding the sites where the work takes place, and building relationships over time.
One lesson we've carried through our first year is the importance of communication before the work begins. What condition is the surface in? What needs to be removed? What should the finished surface look like? Are there scheduling restrictions or site conditions to account for?
These questions help establish the scope of a project and give everyone a clearer idea of what the work involves.
Logistics matter, too. A residential restoration has different considerations than a project at an active industrial facility or public building. Access to the work area, scheduling, surface conditions, and the needs of the people using the site all factor into planning.
And, of course, local weather deserves a place in the conversation when outdoor work is involved.
Our Bridgeview location gives us a local base for serving Chicago and the surrounding region. As we continue building our presence here, we'll keep learning about the industries, properties, and customer needs that shape the market.
WHAT’S NEXT FOR BLAST IT CLEAN IN CHICAGO?
Our first year in Chicago has been a mix of hands-on work, new relationships, and lessons we've picked up along the way. The four projects highlighted in this blog are only a small sample of what we've completed since opening our Bridgeview location in November 2025.
What ties these projects together? Each one required us to look at the surface, understand the goal, and choose an approach suited to the job. That's true for concrete preparation, rusted coating removal, exterior refurbishment, and residential wood restoration alike.
We've also been reminded why offering sandblasting, industrial cleaning, painting, and coating services together is valuable. Customers have different needs, and having several services available gives us more ways to help.
Chicago brings its own mix of industries, building types, and weather conditions. We're continuing to learn what those differences mean for our work, and we're looking forward to taking on more projects throughout the area.
